About Bill Rance
I started in real estate as an investor in my late 20s—buying distressed properties, renovating them, and learning firsthand how deals are actually put together. Over time, I completed numerous fix-and-flip projects, expanded into ground-up construction, and developed rental and short-term rental properties, particularly in high-demand and coastal markets.
Through that experience, I saw a consistent pattern: the biggest constraint wasn’t finding deals or executing construction—it was how capital was structured and the availability and scalability of capital as it pertained directly to scaling my business. The ability to access, deploy, and recycle capital efficiently is what ultimately determines how fast an investor or builder can grow. I learned this first-hand.
That realization led me into financing. As the risk of investing became more than I was willing to endure, the idea of taking my knowledge and experience back into the marketplace and helping people, was exhilarating to me. And so I did....
